The villa is set in spacious, landscaped gardens with extensive lawns in a totally private setting in the pretty area of Binidali, close to Mahon and within the South-east ‘golden triangle´ of resorts.  All the accommodation is on one level.  Set on the front line close to the rocks and sea, panoramic sea views can be enjoyed from the villa, especially the huge rooftop sunbathing area.  There is a beautiful sandy cove within five minutes walking distance (however there are a number of steps to access the beach!).  A hire car is highly recommended in order to get to the shops and restaurants in neighbouring towns.There is air conditioning and heating in every room, including passageways and bathrooms ensuring that guests are comfortable during the whole season.Upon entering this house, you enter in to the open plan entrance hall which leads to the lounge/diner and kitchen and master suite.The large state of the art kitchen with granite worktops and island, is well equipped, with electric oven, 5-ring gas hob, 2 fully integrated dishwashers, large American Style fridge/freezer, separate wine fridge, microwave, Nutribullet, Nespresso coffee maker, kettle, toaster and all the crockery, utensils and cutlery necessary.The open plan lounge/dining room is incredible with a wooden vaulted ceiling that lets in the light; this room has sliding glass doors on either side that allows plenty of natural light into the property and provides access onto the terraces.  There is ample seating provided by the huge sofas, an open fireplace and a dining table that can comfortably seat 10 people.  The dining area has patio doors leading on to an open air courtyard that would provide peace and quiet.Leading on from the lounge diner is a study/library allowing another quiet area to relax.  From here you will find a TV room with flat-screen TV, Bose surround sound, IPTV, DVD player and advanced iPod music system for transmission through the whole house and pool area.At one end of the property you will find the master suite.  This has fitted wardrobes, dual aspect patio doors, a dressing area and sofa.  In the spacious en suite is a double vanity unit, walk in double shower and sunken spa bath.At the other end of the property are the remainder of the bedrooms.  Each bedroom has its own ensuite shower room and fitted wardrobes.  One room has three single beds, flat screen TV, dressing table and patio doors leading on to the pool terrace.  There are two more bedrooms one with a king size and the other a double bed, again with patio doors.  In addition, at this end of the house is a generous utility room, with ample cupboards, washing machine and separate tumble dryer.  The utility room leads to two further bedrooms, the first with bunkbeds, this room then leads to the final bedroom with a double bed, patio doors and again with ensuite and fitted wardrobes.Outside there is a covered terrace area next to the pool with ceiling fans.  The outdoor terrace and garden area is tastefully landscaped to be a lovely place to both sunbathe and swim during the heat of the day but also to sit out and enjoy the warm summer evenings.  The 15 x 5m swimming pool with roman steps has the option of being heated at an extra cost.  There is a covered outside kitchen and dining area featuring dishwasher, ice maker, chiller cabinets, gas BBQ plus drinking water fountain.  There is a shower room with toilet that can be accessed directly from outside, so that guests do not have to trail water through the house.
